Default how bad does it have to be to be a lost cause?

I want to buy this house and redo it but ...huge but

its leaning, its almost twisted, not level, the roof looks bowed

people are living in it and claim it doesnt leak but its really super uneven.

I keep thinking even if they jacked it up and rebuilt the foundation would
I still be left with a twisted wood house because it dried that way? the roof defiantly was leaking for some time before they fixed it, and now looks like it need a complete tear off...

how bad is too bad?
