ok..I have a mod home that has a center beam underneath it and my joist are set @ 2 ft..each joist runs about 25 foot long which are 2x12's i think..
2 layers of plywood on top w/ carpet..the house is a 40 by 50.. in area's it was previously supported with some 2x4 in the sagging area...and i have sand on the ground..what should i do

Post some pics of the areas you are talking about. Is the sagging recent or has it been like this. Are you seeing cracking in the walls upstairs? What kind of point loads are above the sagging joists hot tub, fireplace, helipad?
