APP vs EPDM on flat roof
 

I have a leaking flat roof (over an interior room) that needs to be replaced. It also needs to have a railing.

I have two quotes:
(a) EPDM with a 2 year workmanship warranty. This quote includes a railing that will require bolts into the roof. The roofer insists he can flash these holes.
(b) An APP membrane with "silver shield protective coating" and a wood railing. 15 year manufacture warranty and 10 year warranty on workmanship.

The contractor for (a) did our shingled roof and I like them. I get the feeling they do a lot of commercial flat roofs. I don't like the idea of holes in the roof so it may be possible to have (a) install the roof and (b) put in the wood railing. (We have a wood railing now and it's mostly attached to the house).

I'm leaning towards (b). But I can't get a good sense from the web of EPDM vs APP.
