Depending on the age of the building, you may have lead paint, asbestos in the plaster, and you may be expoeing mold so have a pro do the tare out would be a good idea. Get mom out of there while it is being cleaned up. When it's open any new leaks will show up. When it is open and cleaned up is when you look at the structure and may be quite easy to lift back up by scabing bigger joists beside the old ones without dammaging the roof.
