Water penetration? Broken chimney stucco at gutter
 

I am planning to buy a house in rainy Vancouver, BC, but found a potential problem.

The chimney stucco at the end of the gutter is broken, revealing the wood beneath:

The metal roof flashing appears to lead water into the wood beneath the stucco:

Water appears to have damaged the stucco immediately under the gutter:

How should this be repaired? What kind of cost would I be looking at?

You need what is called kick out flashing at the end of the run. It directs water out ,away from the building and into the gutter.
You will need to remove the gutter, and poke into the hole to see if there is lots of deterioration. If there is not, repair it , but if there is, remove all the damaged area.

So the stucco would need to be repaired and a kickout flashing installed on top?

Is it possible to gauge the extent of the damage without removing the stucco? The exposed wood does not look rotten?

Is this crack a result of damage from water penetration, or something unrelated?

The kick out flashing is the first piece of step flashing on the wall. What type of roof surface do you have?

Sorry, I meant on top of the stucco wall.

The roof surface is concrete tiles.
