We have a home with a full bath upstairs and a half bath with a vanity sink, toilet, washer/dryer and closet on the main floor. I would like to make the bathtub in the full bath upstairs into a oversized stand up shower. My husband thinks it will bring the value of the house down without a tub.

Any thoughts?

Welcome Kathi:
A home without a bathtub would narrow your market a little. There are still some folks who want to relax in a warm tub of water. However, there are a growing number of folks who want the oversized shower with jets comming out from different directions. Even Jacuzi has a massaging shower.
Jacuzi and the multiple jets appeal to the under 50 crowd and the shower without a tub to climb over appeals to the elderly, arthritic, and paralitic. My personal opinion is that I favor the shower provided it has multiple jets, nice ceramic tile, mood lighting and such. Incidentaly I'm 65 and in good health.

hi, just wanted to add something. bath tubs DO something for our bathroom, i mean almost all of us are living in a far too busy and stressed out society...i think it's best for us to have our own quiet place of solace and refuge.

it's great to take a shower at the end of day however it would be much nicer to soak in a warm or hot bath tub...

chiming in with the opinion that in today's market, a bathtub in the master is no longer a must.

If you were to sell the house to a family with small children, they may want a tub somewhere in the house to bathe the kids.

A tub to shower conversion is not terribly difficult. We had ours converted by a "one day bath remodeler" and it was painless. Have not sold the house though...

I am a plumber in the UK, houses in general are quite small compared to the USA. In the last couple of years the amount of people wanting to take out their bath and put full sized shower enclosures in is unreal.
I have 4 booked in to do before Christmas. I think it wouldn’t affect the value of your home, besides it wouldn’t cost that much to change it back to a bath at a later date if needed.
