Hypothetically speaking, how much would about 100 acres of land be worth west of Wayzata? Consider that 75% of the land is covered with trees, but 25% is maintained. Just curious for a very rough estimate.
Depending on how far west you are considering. There is a wide range depending on the location, which is reflected by ability to subdivide and build on. If it is way out it could be 1/10th the cost of close in land with good roads to MSP. Lake Minnetonka (actually many connected lakes) is very large and surrounded by multimillion $ homes on huge lots (some 10 acres with 1000 feet of expensive shoreline. The lake makes commuting from the west very difficult.
It is obviously not agricultural. Check with the neighbors to see what they think the value is.
