First thing you should know is that not all plans fit all places, but you know that.
Next, most plans if including any engineering are probably not suited for your location.
A plan such as you can buy via the internet can be a very good place to start in getting the house design that you want, but talk to a professional about what your NEEDS might be.

Do you have a builder in mind yet? If so, I would chat with them and see what they recommend. They may have tips on how to reduce cost or improve livability by selecting the right plan.

Also, if you have a budget they can probably guide you to the size and features that you need to constrain yourself with to meet your budget.
