I really don't want to spam any forums or such with the name though like others do. I would prefer people find us through the search engines, word of mouth or links but those aren't working out.

In all honesty, I'm surprised the forum isn't busier. I know there's a million reno-crazy folks who want answers out there.... but how to get them here, I'm not sure. I found the place off of homebrewtalk.com.

Inspector when you inspect a house can you tell much about the foundation or do you just have to refer the client to a structrual engineer?

Can you tell if a house will settle more then it already has?

Good question.

The home inspector I hired did a good job. He called the roof life expentancy right on the nose. Found all kinds of little stuff that I missed.

I taught him about the furnace and air that were both shot. Just because they turn on doesn't mean they work correctly. I spent almost an hour explaining the proper general cycle of operation to him and showing him that water on the floor around it and in it was a bad sign. The controls were hanging from the wires and not mounted. The A/C failed when we started it.

He thanked me and wrote it up for equestionable and recommended a professional follow up. The inspectors are not really trained to go into HVAC and I didn't expect this one to really look at it at all. All they do is make sure it turns on if weather permitting. It's a speciality thing.

I thought about trying to get a job training them on what to look for without going into depth and purchasing a lot of tools.

I've moved three times and hired inspectors. The way to do it is find one that has background in the areas you are concerned about. This last one was an ex roofing guy that also had experience in some framing and finishing.

So pretty much an inspector can tell you very little about specific things such as foundation.
