Still chipping away at this rental fixer upper.

- Replaced the windows and made them more balance / larger.
- Replaced the porch railings. I still need to put them on the steps and some lattice under the porch.
- Installed awning over the door.
- Installed shutters.
- Installed a new front door & got rid of broken storm door. They never seem to last on a rental.


Questions:

1. What would you suggest for painting or staining the deck ? Something low maintenance , durable and look nice.

2. I think the door and frame needs to painted. Color suggestions ?

3. Any other ideas ?

I would do the rake board and the molding around the door to match the shutters.

The trick to placing pickets is to find the center and then decide to put a picket or a space dead center and work both ways from there.
 
Houses look better with 3 contrasting colors, rather than two JMHO.
 
Sometimes you just have to go wild. I'd recommend going to Dunn Edwards and pick up a brochure, where they always use 3-4 contrasting, but complimenting colors, to really set off a home. When you drive down a neighborhood, really look at homes that appeal to you. look at the colors. These will be the colors that you have a taste for. Remember, paint is cheap.
