Our bungalow is 22 years old. We have a basement leak on the north wall of the home. The water is coming in at the top of the i-beam that runs the length of the house. Runs down the column that the ibeam sits on and puddles on the floor (finished rec room). We have had the outside of the house dug out right down to the weeping tiles, had the weeping tiles checked (no issue with them) and then a rubber membrane applied to the foundation from the weeper right up to where the poured foundation meets the brick of the home. When the hole was dug initially there were no apparent signs of a crack. The water is still coming in. We are at a loss to know what to do next.

The problem started in December, 2008 at Christmas. We had torrential rain and the carpet in the basement was wet. We took the rec room wall down, removed insulation, and that is still where we are at time time, almost a year later. We did have a new roof installed in July, 2008. If there was an issue with how the roof was installed, is there any way water can run down the inside of the brick, between the brick and the framing of the house and be coming in at the top of the i-beam? Any comments or suggestions from anyone would be appreciated.
 
Hi Sheila,

It’s hard to assist or advise without knowing what the conditions look like. Please post some pictures if you can – it would help tremendously. Pictures of the exterior of your home, including the problematic north side of the home, as well as the basement and beam area where you have seen water.

Whitby – is that by Toronto? You mentioned a new roof. Do you have gutters and downspout extensions installed?

Water can move in a lot of seemingly mysterious ways. By allowing us to get a better grasp of your situation we may be able to start ruling out simpler items…

Good to get such a quick reply. We are in the Toronto area, yes. The shingles were replaced July 2008 by a very good roofing company. The gutters and downspouts were in good shape and no need of repair or replacement. I will post pictures tomorrow earliest. Thank you.
 
Most basement leaks are caused by surface water being directed back to the house. Make sure your downspouts discharge away from the house and the grade around the house slopes away from your foundation.
