Chimney leak?

Hi there! I would like to clean my ceiling up and am not sure if some plaster and paint would be sufficient enough.

Now I have narrowed the problem down to two possible things. One being the cap of the chimney leaking alowing water to gather on the ceiling and two perhaps being the weight of the chimney itself. Has anyone seen something similar to this before. There are some cracks in the ceiling that are showing the exact 90degree mark of the corner of the chimney, but then there are some other areas showing possible water damage. There is some sort of cement underneath the existing plaster/paint that just crumbles off like some srt of dust.

I would appreciate any advice on this issue.

I would first check the seams on the peripat wall cap and the flashing around the chimney. Looks like a lot of caulk to me.
 
You could water test with a hose to see where it leaks since you all ready have damage inside.
