Default Sinking Garage

I would like to get some feedback on what would cause my friend's garage to sink from the driveway slab and any recommendations on possible solutions. See attached pictures. Any feedback is appreciated. Thank you.

If you get frost in your area...the driveway could actually be rising is my opinion.
Other than that, look at water off the roof, it can cause settlement.
