There are no other electrical problems with the house, so is it safe to assume it's the motor?

If so, can I just replace the motor or have to replace the whole unit?

Most time you can replace the motor. when you remove the grill you will see that is plugs in, You can run and extension cord up to it and prove the motor will not go.
 
As often as not the motor has stopped because the impeller is packed with debris, and removing the and cleaning does the trick.
