    Flat Roof Drain strainers

Good Morning, I recently had a flat roof on top of a garage replaced (20'x18'). They did not ask me about replacing the existing drains, and now we have a TPO roof with 2- 3" drains embedded (they are both connected through the roof to the interior of the garage). Had I been local when they...

Flat Roof on a concrete garage

Okay folks, providing an update. We went with TPO, and are now looking at rebuilding the deck. We have a small section that used to be tiled (attached photo) and am now looking at tiles that you can put over a TPO membrane. We would get a slip sheet, and it would likely be a floating system...

Reattaching old fencing around decking above garage

Got it. I was going to ask the roofer for a slip sheet, but agree I'd like to keep the sleeper system out of the water. Do you have any good suggestions for how to do that? Also, can I re-use the stringers? (or is that generally done?). Just wanted to decide before I chopped them up (or...

Reattaching old fencing around decking above garage

I guess on second thought I could just screw slightly higher or lower than the previous attachment points. But was still curious if that was the best way. and of course the span question... it seems that it is 1.5x the width.. so 6x1.5 would be 9'? is that the standard rule?

Reattaching old fencing around decking above garage

Hi Folks, So this is a multifaceted project... involving demo, roofing, and then decking. I've removed the fencing (sawzall straight down to cut through the nails attaching it) and deck boards of a deck (pryed up and discarded. I will remove the sleeper system to access the roof (it leaks)...

Flat Roof on a concrete garage

Hi Tom, absolutely... I get it. I just really appreciate another brain on this one. I take everything you say with a ton of gratitude while also recognizing you are not a structural engineer or carpenter. Maybe I'll post in the carpentry forum to see if I can't get more eyes on this. Thank...

Flat Roof on a concrete garage

Thanks Tom... I'm including a few more pictures here of the substructure. I was going to use joist hangers when I put this pack together, but curious if I would still need the sleeper in the middle of the roof. In the photos you can see it changes width along the length of the structure to...

Flat Roof on a concrete garage

Thank you Tom! I feel a little foolish... So as with all projects, you get one set of questions answered and another crops up... Let me know if this should go in another forum... So I'm posting some pictures of the deck with the "walls" installed. I removed these sections with a sawzall...

Flat Roof on a concrete garage

Thanks for the suggestions! So, make sure to use a slip sheet between the decking sleeper system and the roof. I was planning on making sure this happened on the parapet walls (between the flashing and decking, but if there is decking structure between the parapet walls resting on the roof...

Flat Roof on a concrete garage

Hello! I currently have a concrete roofed garage covered with epdm that is leaking through the roof and into the garage (seam and corner failure from previous installer). It hasn't been much, but it has made it all the way through. There is a deck on top of the garage (that sits on parapet...

Caulking between frameless shower door and wall/tub

There is a gasket. But water was still getting between the gasket and the wall at the very bottom. I ended up pulling the old caulk out (that was getting pulled when I opened and closed the door) and replacing with a thinner Brad that didn't get pulled.

Caulking between frameless shower door and wall/tub

I have a frameless shower door held by two wall hinges. I was going to recaulk the tub, but was wondering if there was a trick to caulking between the door and wall (the current caulk is getting pulled out each time the door is opened). I'm just afraid water is getting by and running down...

Hello everyone. Just wanted to introduce myself. I have a 100+ old row house in Washington DC. I'm grateful that this forum exists as I have growing list of "head-scratchers".
