Alright so since the layout was a little convoluted with pictures and I am looking for layout ideas, and how to also repair the house wrap from the inside, I made a video. I have stripped the bathroom down basically the bare bones, I haven't removed the mirrors yet since they are glued to the wall and annoying me. Mainly I am unsure what kind of insulation, and how to repair the house wrap from the inside. I also found leaks and mold inside the walls. Thanks, any color or suggestions for layout I would appreciate that also! Here is the video...I don't think I am able to embed youtube videos on this forum so I will just provide the link.

OH, PS, it starts with the half bath downstairs, used to be a door connecting to the master shower and the master bathroom. I plan on closing up that wall, removing the tub, putting in a walk-in shower, and I'm not sure what to do with the closets, the toilet area, what size vanity, etc. wall to wall, you know the deal. Then it goes into the vanity area, the toilet room for the master bathroom, then to the smaller closet, and then the walk-in closet. Ah, and as far as dead set design ideas, I am dead set on putting tile throughout the bathroom, both bathrooms. This means in both closets, etc. Also I show the water heater there, not sure if a tankless would be a good idea but that water heater is in an odd location.

The headers over openings and doors is a good indication of bearing walls, so some researce before removing walls, please! What is above this area?
From the video I couldn't see house wrap that need repair so maybe a still photo for that.
It is a little hard to figure what you have. Perhaps just a simple drawing on paper sorta to scale and snap a photo of that would help.

I am going to keep the same layout. This is a rental property and I don't want to remove, or modify any structure. The furnace is directly above the shower. So a little attic area, and the portion of the video showing the aluminum insulation is from 1:15 - 1:40. Also here is a diagram of the layout, I hope it helps!

Tricky to say the least. You have start with a peice about the right size and work it in behind the studs, at the top it would like to be behind any of the old stuff that's there or if you can tuck it up as high as you can get, if not bring it in and tape it to the top plate of the wall, tuck tape is red and is used for inside vapour barrier and sticks to most anything or you might try acoustic sealer (messy)
then the bottom wants to be outside what ever you have there.

Dang! Haha, some of it was damaged when I was tearing out the drywall and I noticed mouse droppings all inside the wall. So I wanted to see if it was possible to replace it with something else besides foam board insulation. Good thing I stopped myself from ripping anymore of it out, thank god! Lol, I have got so much better over the past couple years of stopping and asking before kicking myself in the ***. Thanks for the advice, I will try and get that repaired. How does the layout feel to you, and do you have any recommendations on vanity width? There were custom vanities in there before, and I am not sure if I should make them wall to wall, or 4" from either wall, or in the half bath a much smaller, maybe 36" vanity?
 
For vapour barier pick up some tyvac from HD, I think they sell it by the ft. and it's 9 ft wide. Tyvac or like product will let moisture (Vapour) escape to the outside but still keep water out where the foam board will hold it in.
The size of the walk in shower looks expensive.
I don't care for the look of a vanity that is to short. I would buy the stock one that's close and add matching wood to the sides to make it look custom and wall to wall.

They could have done that on the left side of this one.

Maybe someone here can help me. We are re-doing our bathroom and trying to save cash. We picked up a vanity at Home Depot and we just finished painting. We are totally stuck on the issue of the bathroom heater, however. We found some nice ones here, but we are wondering if this is something we can actually install ourselves. Or do we need a professional?
 
Maybe, if you wiring for baseboard heat in that room already. If not you would have to run new wires back tio the breaker box.
