Concrete foundation damage on tropical house

Can anyone offer some insight what may be causes to the stains around the foundation of this house? How can it be fixed? Its a concrete house in the rainforest of Jamaica that I'm looking at

That just looks like rain water off the roof is splashing mud up the side of the building.

Rain gutter, and or stone laying around the base of the foundation will stop that.

Could be iron staining from well water.

Or mildew or mold from humidity, the staining is on the shady side.
