Hello,
Our chimney is leaning and has developed some cracks near the bottom.
The corner of the house NEXT to the chimney butts up to a doorway on the other side. In other words, if the the corner is viewed as an L. One end of the L ends at the chimney, the other end of the L goes to the doorway. There is a fairly big stair step crack in the brick wall next to the doorway. Also, that wall has pulled away from the doorway frame. That open seam is shaped like a bow.
There are no cracks as yet in the inside walls.
We had a foundation repair person take a look at this; a structural engineer as well. The two have arrived at slightly different conclusions.
The structural engineer says we need piers only under the chimney. According to him, the leaning chimney is pulling at the facade and causing cracks next to the doorway on the other side of the corner.
The foundation repair person says we need a couple of piers underneath the chimney AND a couple of piers to lift the corner next to the chimney. According to him the footers supporting that corner are also sinking. He says the inside wall hasn't cracked as yet because it is being held up by the roof trusses.
Can anyone in this forum be the tie breaker? Any help would be highly appreciated. Thanks.
