Double swing door doesn’t swing to closed position

Hi there folks! Happy New Year!

I recently moved to a new place and am slowly discovering it’s delights and peculiarities. This house has a pair of butler doors (swing both ways) that have Bommer 7802 Light Duty Horizontal Spring Pivot hinges. They don’t have adjustable springs and they do have a hold open at 85 degrees.

For some reason, one of the doors doesn’t rest in a proper closed position. It swings back and forth and then settles at about 20 degrees open - or slightly ajar. The other side of the butler door settles to a proper closed position after swinging. What do I need to adjust to make it swing to the proper resting position? Is it not plumb bottom to top?

I’d really appreciate your thoughts. Pictures are attached.

It appears that someone has forced the left door, in photo #3, past it's stop point, and because these are non-adjustable, pressed, or spot weld assembly, your best solution is to purchase another and replace.

You'll probably receive a like response for your inquiry to the CO. who posted the YTUB video.

While you have the door off, I'd weigh it, also.

Hi there! Thanks for your input Snoonyb. I’m not sure I understand what you mean by pushed past it’s stop point. It swings in both directions across the threshold. The hold open works fine in both directions on both doors too. It’s when it’s supposed to swing shut, it settles just out of line with the other door. It’s not a full width door and am pretty sure it’s less than the 35lbs. I’ve attached more pics.

When that door is standing open is it same angle both or is one way a little more and the other a little less?

In this photo the books are stopping the left door, so without the books there does the door continue to swing through, which appears to be greater than the stated limits for the hdwr; 5F423AEC-888B-4410-9BA5-934F8A30A6B5

In this photo the left door appears to be open 90 degrees, and the right door at the hdwr. specified hold open, opening;176B5BE2-710F-4FC0-84F6-B7046211D6D

I am still of the opinion that the left door hdwr. is defective.

If you have a welder you could probably repair the hdwr. but short of that, I'd just replace it, and/or upgrade the hdwr. to one the is position adjustable.

The large spring pushes against a shoe. The shoe has a V shaped end. The V shaped end settles into a detent shape on the door pin.


Somehow that door pin has become rotated. I don’t think it is from wear as it still works properly and your picture is not clear as to if that pin is fixed or adjustable. If it is fixed maybe a weld has broke or something. If it is adjustable maybe the pin can be rotated back in place with a wrench or something.


That’s how I see it anyway.

bud16415: Unfortunately, it's not an adjustable spring.
nealtw: When I get rid of the stuff behind both doors, they open and hold open at the same spot. The door on the left feels stiffer and creaks. I did oil it and it's a bit better.
snoonyb: Hopefully I can get the exact same hardware so that I don't have to mess around with cutting new profiles in the door.

There is so much to learn about this house. Moving from the city to an old rural property with a septic system, iron filters, propane etc. We have two little rental cottages and figuring out how to turn off the water and drain the pipes for winter was a challenge. I'm sure I'll be back here!

I think Bud is right about the cam has rotated, you would think it would be welded in place but the horse shoe cam rider is a spring loaded steel, It may have lost it's spring on the one side. I think you can still get that model.
