I made this quick video to show the damage a leaking air handler drip pan did to our bathroom floor. It's located in the hallway right behind the bathroom behind a door that never get's opened. There's no telling how long it was leaking but I'm sure it was a good while. We first started noticing cracking in the mortar bed shower. Well we figured it was just the house settling a little. Then started noticing 1/4in gaps above the crown molding. Decided to tackle it and was shocked at what I saw. Joist rotten, floor under shower rotten, just a big mess. I forgot to take quite a few pic's (was kinda busy,lol) but if you watch the clip video I think you'll get what I'm talking about.. Enjoy.. How many hours, how much for parts?
Would a $16 water level alarm have helped? If so, where to place?

Welcome to the site. Finish job looks good.
I would question the size and spacing of the floor joists, but other than that it looks great.
 
Lot's of hours, lot's of money...lol. Actually it took us about a week to finish. I suppose a water alarm would have worked but just periodically checking would have been a good idea as well. Lesson learned I guess..
