I have a decently sized concrete patio. I would like to power wash it but am afraid as it is flaking in certain areas. I am going to try spraying with a bleach mixture. I will let it sit briefly then just hose it off. After that I would like to spray on some type of concrete sealer to keep it from flaking further. Two questions: 1) any problems with my approach? and 2) any suggestions for what to seal the concrete with after it is clean?
As always thanks for you expert advice.

You want to lightly power wash then acid etch. You can apply a stain and sealer afterwards. I've done it and it can gives you good results.

    Here is a good video
