It looks as though there has been some water damage before. I get this from the sealant someone slathered on there. I would try binders to tie it back into itself. then skimcoat it with a good parging agent. This might serve as a temp fix only if it continues to pull away from itself.

The 300cfm fan should be the answer to this. Do a search for them online they'll show up.

In my opinion, it can be done either way if you are installing base trim. Personally I would texture the ceiling first, then install flooring, paint walls and then install base trim. Thats just the usual order I was taught to work in.

Seems about like the time I would drag out the ole sawsall and cut away. If the screwheads are broken off, this will fix your problem. Just locate a joist and get your blade under the subflooring and cut the screws out.

I suggest checking with Armstrong as it is their product. See if it has been discontinued. If not Armstrong can tell you exactly where to order it from or what distributors in your area have it in stock.
