    I'd go to the library and take out a good book on tiling. You can also buy one fairly cheaply at the big box stores, or even research it on the internet. Google "ceramic tile floor install" Let me google that for you

    I'd plug the leaks in the walls of the crawlspace, put down plastic sheeting over the dirt to reduce water vapor and make it nicer to crawl on. Then I'd insulate the walls of the crawlspace. Should make a big difference in comfort and mustiness.

    There are only a small number of manufacturers of furnaces. Do a little research on the internet and see who makes what.

    I wouldn't do anything more, except may put in a ceiling below the floor if that is your intention. What you did wasn't perfect, but it made the floor a lot stiffer.

    If you have already replaced the air gap, I'd replace the tubes. Likely one is split, as you suspect.

    You need both. An appraisal is largely based on what similar homes have sold for in the area. A home inspection is a detailed look at the integrity of the house by a person trained in that skill.
