    Re-purposing a common (white) wire for 2nd pole of a 220 V circuit

With respect to all the folks who recommended the recirculating system, doesn't that lead to warm "cold water" when brushing teeth unless there is a separate return line for the recirculated hot water line?

    Re-purposing a common (white) wire for 2nd pole of a 220 V circuit

Yes. An option for predictable timing use of hot water like a morning shower between 6-7 am. Because electric heater are very efficient with little loss in long pipe runs and we have solar, I am still leaning towards a point-of-use heater. Going with 20 amp 120 V unit will limit the flow rate...

    Re-purposing a common (white) wire for 2nd pole of a 220 V circuit

I hate to waste a couple of gallons of water waiting for the hot water in drought-beset California and wasting heat in the pipes under the slab. My wife turns the hot water on for 10 seconds to rinse something and the hot water never arrives.

    Re-purposing a common (white) wire for 2nd pole of a 220 V circuit

I am adding a point of use water heater under my kitchen sink because it takes over a minute of running water to get hot water to the faucet. There is currently a pair of unused 12 ga white-black conductors wired to the main panel with a 20 amp breaker. There is a separate ground wire running...

    What did you do today?

You must be really young. I remember when they went up to 4 and then 5 cents per letter. Writing letters home from summer camp was pricey in the mid-1950's. History of United States postage rates - Wikipedia Did you notice they no longer have a "cents" sign on the keyboard like we did on...

    Results of Sewer Line Scope

We had a sewer line scope when we sold our townhouse (built in 1928) in Washington, DC. The inspector found a major obstruction in the main sewer pipe under the basement floor near the foundation footing. The entire basement floor had been replaced in 2016 when we did a gut-rehab, lowered the...

    Staircase in my house

Looking more closely at your pictures, I agree with leaving the existing railing and replacing treads and at most balusters, if you want natural wood finish.

That sounds like a fair ballpark estimate. Make sure you see a portfolio of work done on other jobs. curved railings are beyond my abilities.

Discovered 440 square foot crawl under basement! Help!!

Look at the video I sent. A pump to drain the collection pan would lift the water up to wherever it can drain in the house. I will take a litlte McGivering because you have a suboptimal structure to work with. But, there are solutions

Discovered 440 square foot crawl under basement! Help!!

Crawl Space Encapsulation 101: A Beginners Guide (youtube.com) Amazon lists many similar dehumidifiers. They pull ~500+ watts when running $500-1200. Much less than $16K if you install the encapsulation/vapor barrier. Probably the best solution and looks like something an able-bodied DYIs...

Discovered 440 square foot crawl under basement! Help!!

What a horrible situation and potential health with the mold and fungus incubating there. We had a similar problem in Illinois where multiple additions were added to a small cottage with major humidity and house cricket proglems. It was a nightmare. Since you have the floor open, access and...

Should I drill holes to dry out the wood?

Remove toe kick and direct fan there for a couple of days. If cabinets are MDF, the MDF can swell but it won't matter functionally once dried out and inside the cabinet. Replacing toe kick is pretty easy to match. If toe kick isn't easy to pull out, cut it out and use 1/4" ply based material...

    Plumbing question

Thanks for teaching us a new word: jackleg. What a great word and one we can use in public. It is fitting for so much of what we see when our neighbors hire local handymen and then ask us to help on a weekend with faulty plumbing or electric.

Need help installing dual function CAFCI & GFCI breakers

I do not argue your point at all. As a licensed professional, you have a standard you must adhere to. As an educated (electrical engineer) home owner, saving money for a straight-forward job is important too. Homeowner and buyer beware, for sure! With all respect to you, there are a...

Need help installing dual function CAFCI & GFCI breakers

That may be a legitimate concern, BUT I will wager that most electricians do not pull a permit to replace a circuit breaker or add CAFI & GFCI breakers. Two years ago, I pulled a permit to run a 90 amp subpanel from my house to my garage. This was the second subpanel I have installed in my own...

Need help installing dual function CAFCI & GFCI breakers

Most important for us 'amateur' electricians is to kill the feed to the panel as far away from where you are working as possible. I have added subpanels, new circuits, and even put in larger service panels but I always respect the disconnect and kill the hot feed. If the disconnect is in the...
