Looking to purchase this house built in 1978. Some vertical settlement (possible shrinkage) cracks. 3 noted in several areas about the house all less than 1/8.
Does the lanscaping appear to sufficiently slope away to reduce water pressure around the foundation assuming gutters and drain tile perform as expected.
Hopefully so and will reduce the amount of moisture possible in the existing cracks and signs of efflorescence in the drive under gararge/basement (entry and drive way to right). There is a 2 foor stone retaining wall at the rightmost section of the photo. It is in good shape, no leaning and there is a drain for water flow past wall to driveway at the bottom of wall. Right most gutter drains onto driveway
Sorry for the questions. This will be our first house (owned condo before so no landscape worries).
Thanks,
Jon
