Hello ya'll....I just finished stripping, sanding, and staining our 100 year old pine floors. I'm debating which topcoat/sealant to use. I was set on a water based poly but want to hear some opinions. With a preggo lady in the house and a 2 year old, was hoping to go with water based for the low fumes. What are the main downfalls? This is going to be a low traffic room. Also, do you guys suggest using a sealant before using the poly? If so-what is recommended? We've put so much time into these floors, I want them to be done well.
 
Mine Mentioned above has held up ok so far. I do think the old stuff was tougher though. If you are living in the house I would even consider anything but water based. There is little smell and once you know how to actually apply it the job is very easy. The prep sanding and staining is 95% of the work.
