    Your issue sounds like the problem lies with the foundation not being water tight. You should look into waterproofing the foundation and then repairing the patio.

    Clear silicone is best. Acts as adhesive, sealant and caulk. One product, multiple jobs.

    Thanks for the clarification, Neal. I meant any joint that changes planes. As far as cutting walls, that is an excellent idea. Choose a spot where you will be able to see both the supply lines AND the drain. Sometimes the drain seal fails, allowing water to seep under the tile.

    There is definitely a water issue. Grout should be sealed twice per year and repaired/replaced as it fails. Caulk is used to seal corner joints ONLY. If you have been pumping air on this location for a week and there is still visible water, it's possible you have a leak in the plumbing that is...

    Replacing a socket is relatively easy but not worth doing , considering the overall cost of a new fixture. Just make sure the new fixture will receive a bulb that complies with the new laws which go into effect soon. Won't be long before standard bulbs are outlawed.

    Mold can be corrected or prevented by using moisture resistant sheet rock, proper ventilation and high gloss paint. Adding foam is only good on the opposite side of the finished side of the sheet rock.
