    Retaining Wall over Culvert Pipe...

Just throwing this out there since I have seen it a lot in my line of work. Do you plan to replace the culvert pipe and do you know its condition?I have witnessed a lot of people with beautiful new drives and retaining walls that failed due to an old pipe.

    Seasonal water issues (basement)

Thank you all for your well thought out replies. All of you make very good points and have given me a lot to think about. At this point, I think I will take two approaches. An exterior daylight drain and waterproofing to the max depth possible without inviting the creek, and a subfloor drain...

    Seasonal water issues (basement)

Thank you both for your competent answers. I am feeling much more confident. Would you hesitate to do this job while hydrostatic pressure is high? Thanks

I think I was about to destroy a farmhouse. Upon further consideration we will not be doing any of the above.

    can ribbon/rib beam be removed

We are currently restoring a farm house. (1870?) Balloon framed, obviously. When investigating the appropriate size LAM beam to support a stair opening, it was brought to our attention that the 2x8 floor joists were of insufficient size for the 16 foot span. Even as a week end renovator, I...
