We bought a fixer upper a few years ago.

We’ve done most of what we want to do ourselves.

Now we want to finance an addition, and have the rest finished by a contractor.

Bath room is finished, no kitchen.

What are my best options for financing?

Can’t do a HELOC, because no kitchen.

Been told by one lender, I can’t do a home improvement loan, because I’ve already started the improvement.

I’m sure there are options out there.
 
Since you cannot do a HELOC, and no lender would help your case, I would suggest to finish the home improvement first. Now, if you don't have any budget yet to continue the improvement, then try saving. I guess that is the best move for now.
