Well Pump low pressure after Power

So, I know there are a few threads on getting pressure up, BUT, I couldn't find anything on what to do if the pressure of the well pump is 55-60 PSI, most the faucets have stable good pressure, but the kitchen sink/dishwasher, and upstairs shower do not have good pressure(real low). I can't quite figure out what is wrong. We have a tankless water heater that I've had to clean the filter 5 times from the magnesium buildup(the worsttttt thing about wells, should have asked before moving in!).

So.. any ideas to help me troubleshoot what is going on? When I look at the pressure switch on the pump, it looks fine, and the psi appears normal. Hot water works ok, but takes about 45 secs to heat up.

Do you own this house?
Had a water test done to see if it needs to be treated?
Removed the show head and aireator on the kitchen fauset to see if there plugged up?
