I have a small portion of eastrough that goes around the corner of the roof and just stops at about 3 or 4 feet. It has come out of the wall 3 times now. I don't think it really is all that important as the roof is pitched in two directions and this portion of the eaves really does not collect...

I was thinking of just removing it all and relaying new sod down. I'm still curious as to why it is happening and now wonder if it is something different then the roots as it spans 20' from the trees. I lifted a few dead areas but saw no grubs, unless they move on after killing it.

yes but when it warms up the water never comes over the sides. There is a drop of about 3" from the side pieces that encompass the 3 sides of the garage roof. I am convinced that there is something about that mdf that just won't accept paint as it is always the same 2 places that heavily peel...

There is a drain in the middle of the roof. It works quite well, although there are a few area that pool a bit.

the flat roof has these formed sheets of tin that are about 2 feet wide on the flat top and then they turn 90 degrees and curve under the edge and meet up with the mdf. here is a pic off google earth...not the clearest but I circled one of the continual areas that will peel.

This is exterior paint. The house originally had oil based paint from new, and up until 3 years ago I would always repaint with oil based. I hired a contractor to switch over to latex and everywhere he painted is fine except these 2 areas that also gave me issues for the last 15 years or so...

The areas effected are not really under the tree so much so to have no grass in those area would look strange, I need to take a pic to show you... I will do some seed now but I will redo it in the fall as suggested. I also have 2 large blue spruce trees on either side of the maple.
