    we had a similar problem, it turned out to be a massive leak our toilet had before we owned the house, the previous owners did nothing about it and we ended up with a toilet that was BARELY supported, the whole floor around it was rotted out, but it was not visible until you ripped up the floor.

    backerboard is NOT the best, cement is porus remember! you have to seal it before you put your tile on it, we are using a product called denseshield which is wonderful, it's very much like drywall and so it's easy to handle and cut, but it withstands water much better than cement backerboard.
