First floor ceiling, water stains

We have a 2 floor duplex which we rent out. (1.fl: living, dining kitchen and 2.fl: 2BR and full bath) since 3-4 years we get, every year, more water stains, mainly visible in the 1.fl. dining ceiling and vicinity, . The 2. Fl bath is above the 1.fl dining. We thought about the following possible root causes:

  • Bathtub drain leak
  • Bathtub overflow (several times?)
  • Toilet leak / overflow
  • Other???
The new water stains come very slow (over 3-4 yrs) and the ceiling is sheetrock in the stain area is dry or little humid only

I don’t want to rip-out the entire ceiling or the (resin, prefab) bathtub to find the root cause. ANY IDEA?

Welcome.

The tub overflowing is an indication that the waste and overflow are clogged or otherwise obstructed, which in turn, may well be attributed to the tenants habits.

Behind the wall, where the waste and overflow are located, should be a removable panel, allowing access to the plumbing.
