I bought a house with a 10x12 room. It's a very nice room, but I noticed there was a bit of rot around the trim work on one side at a scarf joint. I thought, no problem, I'll just cut the rotted section out and replace it, but once I started digging it was worse. The trim is cypress and the room has 5/8 sheathing covered with felt and siding that kind of looks like a barn. There was no flashing. The whole room structure is on a 2x8 frame that is resting on a block foundation which has not been compromised. Also, it's only on one side of the building, but that side never gets any sun and is damp. I think it wicked up from the bottom of the sheathing somehow maybe through the scarf joint. The siding and sheathing are rotted about 4 " up right behind the 4" cypress trim that was removed. The framing has some rot on a short section of the base, but no rot on the upright studs. I'm trying to figure out the best way to repair it. I was going to rip the siding and sheathing up about 10 inches, repair the base, and put on some flashing before adding new sheathing, siding, and trim. The room is only 4 yrs old, but the whole 12 foot side trim section is rotted, most of the trim wasn't rotted through and some of the trim is still solid, but the whole piece will be replaced. I've attached some pictures, but would love to hear how someone with more experience would fix it. The pictures with no damage are for reference as to what the rotted portion used to look like. From the side you can see the block, 2x8 frame, plywood flooring, frame base, studs, and insulation. Any help would be greatly appreciated. Thanks!
