I finalized my choices to 3 contractors. One among them stands out as their bid is about 5 to 10% lower (one of the lowest but not the lowest) and is offering GAF Golden Pledge Warranty. This contractor is the owner of the company and started it approx 2 years ago. The two other contractors offer their own workmanship warranty (10-15 years) and have been in business for slightly longer time (5-7 years). All of them have good reviews but since they all have been in business for less than 10 years, I am not really sure if those reviews matter.

Which is more valuable? GAF Golden Pledge Warranty offered by relatively new business at a cheaper cost or contractor's workmanship warranty provided by contractor who have been in business longer?

Most of the reasonable bids I received are from companies that have been in roofing business for less than 7-10 years. I live in a city that is currently booming for construction and there have been ton of new people who have started their businesses in past 2 years. I am worried about the contractor closing shop in a few years.

The next best option I am considering is a contractor who has been in business for 5 years and is offering CertainTeed Surestart Plus 4 star warranty (extended manufacturer warranty on shingles but labor warranty by the contractor).

Any suggestions? Thanks.

The GAF warranty is backed by the mfg, if there's an issue, they will send another GAF certified contractor to correct the issue if the first guy goes out of business. And, GAF will send an independent inspector out to look at the roof.

and then tell you that there is no warranty due to improper installation and now that the installer is already out of business or doing business under a different name, there's nothing that can be done to help you.

I never encountered that senario with GAF. I sold many Golden Pledge warranties over the years. Their inspection process was excellent. If an issue developed in the first two years we would be responsible for correcting it. Year 3-25, GAF was on the hook. If a approved installer went out of business, they would send another Master Elite contractor out to fix the issue. They have a limited group of installers. We had to provide financails, work comp and liability ins. It's an invitation only group.
